1. Initial Consultation

We discuss your property, goals, and preferred service level (full management or let-only).

2. Rental Valuation

Our experts assess your property and provide a realistic rental figure based on local market data. They can also advise on the amenities and condition of the property to give you the best rental yield that can be achieved.

3. Property Preparation

We advise on any finishing touches to maximise appeal, then arrange professional marketing across all major platforms.

4. Tenant Sourcing

We find interested tenants and accompany them to view the property and if they apply successfully put them through comprehensive checks (employment, credit, previous landlord references).

5. Tenancy Setup

Once approved, we prepare all legal documentation, handle deposit protection, and set up the tenancy agreement.

6. Ongoing Support

Rent collection, maintenance coordination, compliance management, inspections (quarterly in the first year then half yearly) and responsive support for as long as you are a landlord.

Letting a property raises plenty of questions about procedures and your responsibilities. We’ve answered the ones we hear most often below. If you need more help, get in touch—we’re here to advise.

Give us a call and one of our experienced team can talk through the options for your property and arrange a valuation visit.

The average let takes 6 - 8 weeks from marketing to moving tenants into the property.

Yes we can take over Management of your property at anytime provided you have given notice to your current Agency, once this is done we can contact them direct and make the arrangements with them as needed.

This is paid manually direct into your account and we aim to pay rents within 24/48 hours of receipt (excluding Bank Holidays and weekends).

We use a third party agency to complete referencing this includes checking their credit score, CCJ history, employment status and current salary and references from current Landlords.

We would require proof of ownership of the property to be let, ID and address conformation for you as the Landlord.  For the property the legal documents needed are a current EPC Certificate, Electrical Condition Report and if required a Gas Safety Certificate.

If we are managing the property we arrange maintenance and repairs as well as booking for legal certificates to be completed on a regular basis. Our contractors are all reliable and have been vetted by us.
