The only document legally required to market your home is an Energy Performance Certificate (these are valid for 10 years). We can arrange this for you. You would also need evidence of ownership of the property, or authority to sell via a power of attorney or executor of a will.
Our valuers are always happy to advise anything that would be beneficial in terms of presentation to achieve the best price when selling. The best tip we can give is to have the property as clear and tidy as possible!
Our valuers have a vast amount of market knowledge and local experience to be able to guide you in the correct marketing price. This will be based on the property itself and using comparisons of recently sold properties. The valuer will go through all of this information and work with you to find the right marketing price. Freehold – you own the property and the land it's built on with no time limit set. There are generally no management costs although some newer developments may have a management company in place to manage communal areas.
Leasehold – you own the property for a set period, but not the land it's built on. There will be a management company in place and you will pay ground rent and a service charge.

Once you have spoken with a financial advisor and know your budget, and have chosen a property you would like to buy, contact us to let us know what offer you would like to make. We will then discuss this with the seller and guide you through the process.
Generally conveyancing takes around 12 weeks. If the property is leasehold, shared ownership, or unregistered it may take longer.
