Should the landlord accept your application, we conduct referencing—credit checks, ID verification, income confirmation, and residency status checks. This protects both you and the landlord.
With references cleared, you'll complete all necessary paperwork digitally, pay your deposit and first rent, and receive your keys.
You're in! Report any maintenance issues through our simple system, and we'll arrange repairs promptly. We're here throughout your tenancy.

We use a third party to carry out the referencing and this includes a check on your current employment status and salary, current Landlord references and credit checks.
Our agency will have you fill out a form and they will handle the rest. All referencing is completed online.
Proof of citizenship, Right to Rent share code if required if you do not hold a UK passport. Proof of address and ID.
The only fee that is payable at the start of the appplication is a holding fee which is one weeks’ rent, this is then offset against the deposit at the start of the tenancy. You will need to pay a maxiumum of 5 weeks rent for the deposit and the first months rent before or on the day the tenancy starts, you will be advised when this is required.
During your tenancy rent will need to be paid on a date as agreed 1 month in advance and you will be responsible for all utilities and Council Tax (unless stated otherwise).
Once your tenancy ends a checkout will be completed at the property once the report is received you will be contacted regarding any deductions that are required and upon agreement of these the remainder or full deposit will be refunded.
This term applies to the reasonable deterioration of a rental property due to normal, everyday use over time. The checkout is carried out by an independent third party who is unbiased.
You can either call or email on of our team and they will help with these as needed and keep you updated. Our Contractors will only attend if you have advised them on a date and time for access or if you are happy for them to do so they can collect keys for access from our offices.
